Vantage Investment offers several ways to earn high yields with the security provided by investing in trust deeds.
A Trust Deed (or Deed of Trust) is a trust document used to hold the rights to a property that has been pledged to a lender as collateral.
When a property owner wishes to borrower against a property (subject property) that owner will execute a Note to repay the loan and will sign over the subject property (or properties) to a Trust using a Deed of Trust. The Trustee is appointed by the Lender and will convey the property to the Lender (Beneficiary) in the event of the borrower's default, or will re-convey the property back to the borrower upon repayment of the loan.
Most states have statutes allowing Lenders to use a Trust Deed to expedite seizure of the assets pledged as collateral for the loan. In contrast to pursuing a recovery through the courts, recovering collateralized property through a Trust Deed can occur quickly, usually within a few months. The Lender's claim is sufficient evidence for the Trustee to provide the required notices and transfer title (ownership) of the property to the Lender.
Vantage Investment confirms each investment is protected by sufficient equity in one or more properties to encourage full repayment, and allow full recovery of principal, interest, penalties, fees and expenses in the unlikely event of a default.
Vantage Investment provides experienced management for the life of the investment through our Loan Servicing Agreement. Loan servicing includes borrower & investor statements, and collecting and disbursing timely payments. Investors may own all or part of a Deed of Trust. Investors may share fractionalized ownership as Tenants-in-Common with a divided interest. In these cases, the majority owner(s) are entitled to make decisions for the Beneficiaries as a whole. These decisions may be carried out through Vantage Investment as the loan servicer or by the Investors themselves.
